A Neighbourhood Guide to Talamanca, Ibiza’s Property Hotspot
Naturally beautiful Ibiza has long been regarded as a mecca for creative, free-spirited people and the island has grown to epitomise luxury living, with incredible beaches, world-renowned nightlife and a Mediterranean lifestyle creating something of a perfect storm for international property investors.
Just 15 minutes from cosmopolitan Ibiza Town, home to UNESCO world heritage site Dalt Vila, and the beautiful town of Jesus, Talamanca is set to be one of the island’s most exciting property hotspots in 2016.
This breath-taking bay is just a short stroll from the island’s “Golden Mile” – luxury Marina Botafoch, close to Internationally renowned nightlife hotspots Pacha, Lio and Heart. Cap Martinet (one of the most sought after destinations on the island tucked behind Destino), with panoramic sunset views overlooking Dalt Vila and Formentera – is also just around the corner.
Despite its incredible location and close proximity to some of the island’s most desirable areas, Talamanca has remained under the radar (relatively speaking – this is Ibiza!) until now. It is more peaceful than many of the island’s resorts, with a noticeable lack of high-rise buildings.
With several luxury hotels set to open this year, and a brand new road system being installed in Jesus to alleviate the inevitable bottleneck traffic each Summer, this area is set to develop rapidly, with high-end apartments set to be hot property this summer.
“Around this area, prices vary between 3000 and 6000 per square metre, though in particularly special locations, this can be up to 9000 euros. Talamanca has an extremely high potential for growth, due to several new 5 star hotels and beach clubs being opened close by. Rental yields, depending on the property, will vary easily between 5 and 8%. The types of properties that buyers can expect to acquire for their money are contemporary new build properties, or occasionally renovation projects if the location is right, which would both make extremely good investments.” – Susana Sanchez, Director Lucas Fox Ibiza

Read our recent Interview with Ibiza resident, interior stylist and mum, Laura Marks
Working mother Laura Marks moved from London to Ibiza’s Talamanca with her family in pursuit of a Mediterranean lifestyle and complete change of scenery. Here she shares her experience of buying a home with Lucas Fox and relocating to the beautiful white isle.
The Beach
Despite its relatively “urban” setting, Talamanca’s long, wide sandy beach boasts safe, shallow, crystal turquoise waters perfect for an early morning swim or basking on a leisurely day off.
Talamanca has a lovely traditional feel and plenty of character with excellent restaurants and beach bars (several of which stay open year round, making this an ideal spot for a winter stroll and an alfresco lunch in the sunshine).
With a beautiful wooden boardwalk running the length of the bay, it’s a popular beach for workouts and fitness enthusiasts (with many an early morning yoga class or PT session taking place on its golden sand).
Where to Eat & Drink
Harbour Club
A locals’ favourite, Dutch-owned Harbour Club is a colourful bright beach club and restaurant serving surf and turf style food in a glorious chilled out setting. They also offer a great Japanese-Peruvian fusion menu with delicious sushi combinations. With a 16m long mural by neo pop artists Selywn Senatori, a pretty courtyard setting and a series of beachside cabanas, this playful hotspot is perfect for a long (long) lunch with a stunningly beautiful sea-view backdrop.
The Fish Shack
An unpretentious hidden gem that very much does what it says on the tin, the Fish Shack on picturesque Talamanca Beach is a tricky-to-find beach restaurant with buckets of character. Perched on a plastic chair, cerveza in hand under a canopy of parasols, it’s hard to believe that one is just a 10 minute walk from buzzing Pacha. They serve up whatever has been freshly caught that day (there’s not even a menu). Expect to turn up and be served a delicious helping of seafood simply served with veggies – no fuss, no glitter, just delicious food in a divine natural setting.
Bar Flotante
Great for early morning coffee or a refreshing afternoon aperitivo, this diminutive chiringuito is almost right on the water (hence its “floating bar” moniker). Locals gather out on the narrow south facing terrace, with a laid back, buzzy vibe. The 8 euro menu del dia is fantastic value, and the good news is it stays open year round.

Ginger at Sa Punta, Talamanca
With orchid-inspired hanging lanterns reminiscent of the singing flowers in Alice and Wonderland, and bursts of Balinese colour, this East Asian inspired hangout is an exotic oasis. A little above Talamanca bay, amongst dense clusters of bushy aromatic pine trees, Ginger is the third and most recent white-isle venture of supremely cool French owners Rodolph and Rita.
The glittering Mediterranean shimmers through the fuscia canopy of parasols (one can also make out the iconic Dalt Vila skyline). The menu is a tempting mix of Asian-fusion dishes from Vietnamese spring rolls to plump sticky dim sum. An utter feast for the senses in this colourful rooftop sanctuary!
Passion
A much-loved outpost of the ever-expanding Passion group, this shabby-chic hotspot is Marina Botafoch’s hub for all things healthy. Overlooking a streamlined flotilla of superyachts and across the water to Dalt Vila, Restaurante Passion is a thriving hangout frequented by enthusiastic locals and uninitiated visitors alike. This upbeat eatery serves simple healthy salads and exquisite smoothies with an equally tempting selection of gluten free treats. Perfect for leisurely weekend breakfasts or a post-workout vitamin top-up to go.

Sa Calma
Lovely Sa Calma is an informal Mediterranean bistro with postcard-perfect views of Ibiza’s sugar-cube old town cascading down the hill. Recline on their suntrap terrace with a steamy cortado and observe the endless stream of majestic yachts drift by. Its sheltered harbour-side vantage-point often deters any fresh ocean breezes and thus a warm, sunny patch is almost guaranteed.
If you don’t happen to own one of the sleek vessels moored in the marina, fear not. The Ibiza taxi boat (the next best thing) glides to and fro from the opposite side of the harbour, docking a few feet from Sa Calma (handy for heading into town after a couple of glasses of tinto, as long as you don’t fall in…)

Cappuccino
Renowned for serving some of the best coffee on the white isle, Cappuccino’s tranquil terrace is perfect for enjoying a morning flat white with a crisp broadsheet as the harbour slowly comes to life. Their series of in-house lounge albums means a great playlist is guaranteed too.
The sheltered terrace, parallel with that of Sa Calma, is equally ideal for a relaxed evening drink with friends – enjoy the aforementioned Cappuccino soundtrack and the mesmerising lights of Dalt Vila across the way, mirrored in the tranquil marina.

Nightlife
With the likes of Lio, Pacha and Cavalli just a short walk from Talamanca, some of the most sensational nightlife in the world is at residents’ disposal. The former is an incredible cabaret style restaurant that evolves into a nightclub as the evening wears on.
Superclub Pacha needs no introduction – hosting the likes of David Guetta, Martin Solveig, Bob Sinclair in an extravagant, perfectly choreographed setting, it is known as the best entertainment in the world.
Fashionable nightspot Cavalli is designer Roberto’s home from home. A luxurious open air restaurant set within a 2000m2 tropical garden leads to an extravagant lounge bar decked out in Cavalli’s signature animal prints.
Do
Talamanca is just five minutes from the Roca Llisa Golf Course, so you can unwind over the course of their 18-hole championship golf course (or their easier 9 hole course for those less skilled with a putter). www.ibizarocallisa.com/en/ibiza-golf-courses
Explore the magnificent 1600-year-old fortress at the heart of Ibiza Town’s Dalt Vila. Meander through its winding cobbled streets, through picturesque plazas surrounded by whitewashed fisherman’s cottages and tiny local craftsmen and artists galleries. The views alone are worth the steep, sticky climb! It’s also a particularly wonderful vantage point for watching the sun rise after a long night making shapes in Pacha (it’s only 15 minutes from Talamanca – a perfect stroll to clear away the post-party cobwebs).
Visit the island’s modern art gallery Museu d’Art Contemporani d’Eivissa (MACE). This cool compact space showcases a series of exhibitions from the island and further afield, and its all-white interior provides welcome respite from searing summer temperatures. The museum is also home to an amazing archaeological site where sections of a 6th Century (BC) Phoenician city have been preserved.

Indeed, Ibiza is seeing an influx of contemporary art at the moment with several new galleries opening, including Cirque du Soleil founder and creative mastermind Guy Laliberte’s Lune Rouge, also in Ibiza town.
Stay
Luxury resort Destino Pacha Resort is one of the most glamorous outposts of global super-brand Pacha. The swimming pool is a chic oasis where sophisticated events and day parties unfold. The rooms are simply decked out in neutral tones (think bedside lamps made of driftwood and linen curtains). Guests are treated to Pacha perks like free entry. Unsurprisingly breakfast is served ‘til extra late.
Ultra contemporary design hotel El Corso features unique pieces by Philippe Starck and luxurious facilities. The minimalist almost exclusively white interior beautifully frames the panoramic views of Talamanca’s vivid azure water and across to Dalt Vila. A perfect location and a low-key ambience make this a great option for staying while you browse for your Talamanca dream home.
Set to open this June, brand new 5-star OD Talamanca Hotel is already taking bookings for this year’s larger-than-life season. This ultra-luxe high concept hotel will offer guests private drivers, spacious 100m2 apartments with private roof terraces and stunning views overlooking Marina Botafoch and Ibiza Town. Bringing retro glamour a la Miami beach to Talamanca, this exciting new opening is set to put the area on the map (if it wasn’t firmly there already!)
